The Lake Almanor Basin is located at the base of Lassen Peak and on the southern-most route of the Volcanic Legacy Scenic By-Way and is the perfect choice for a family vacation or weekend get-a-way. The beauty of the Lake Almanor Basin rivals any mountain community in California with lakes, streams and trails in close proximity to Lassen Volcanic National Park, the lands of the Lassen National Forest and Plumas National Forest. Chester, the main business hub of the Basin has a hospital and medical services, post office, dentists, museums, library, parks, grocery stores, restaurants, gas stations, and boutique shops.
Lake Almanor Country Club and Peninsula.
Many vacation rental homes are located within the Lake Almanor Country Club. The Lake Almanor Country Club, a gated community, has a 9-hole golf course, tennis courts, pickle ball courts, 2 recreation areas with beach access, 2 boat launch facilities and a club house with restaurant and bar. The Lake Almanor Peninsula has a grocery store/deli, coffee house and several restaurants and bars, as well as 2 marinas.
Lake Almanor West
The Lake Almanor West Community has a 9-hole golf course, tennis courts, a recreation/play area with beach access, a boat launch facility and a restaurant/bar and club house. Also nearby is the US Forest Service Recreation Trail, an 11 mile paved trail for hiking and biking along the west shore of the lake with beach access and lake and mountain views.
The nearby Prattville Community hosts rustic cabins, campgrounds and RV sites and the 11 mile US Forest Recreation Trail with several public access beaches and picnic areas, boat rentals and private boat launch facilities. There is also a public boat launch facility at Canyon Dam. Prattville is also known for great food and entertainment opportunities at historic Carol’s Camp Prattville and Plumas Pines Resort.
General Rental Information
Reservations: Homes are rented for a minimum of one week from Friday to Friday. Check-in begins at 4:00 p.m. on Friday and checkout is 10:00 a.m. Friday morning. Selections of our homes are available for a 3-night minimum and become available for reservation after April 30. Call our office for details. Reservations are confirmed with a $550 or $1,050 reservation deposit for each week reserved.
Fees: Fees in addition to the Unit Base Rent include: a Refundable Security Deposit (see Home Description), a $120 plus $100 per vessel Lake Almanor Country Club Fee (if applicable), a $100 Lake Almanor West Fee (if applicable), a $50 Administration Fee, Sanitation Fee will vary with house, 9% Transient Occupancy Tax, and 2% FRTMD Assessment. To reserve/book a property a Reservation Deposit of $500 (or $1000) plus the Administration Fee of $50 is required. Credit Cards and Checks are accepted. The balance in full (rent, security deposit, fees and tax) is due in our office no later than 30 days prior to check-in. The security deposit will be returned within three weeks of check-out, providing the home and contents have been left in good order and the keys have been returned. Checks are payable to: Coldwell Banker Kehr/O’Brien and mailed to: 499 Peninsula Drive, Lake Almanor, CA 96137, Attention: Property Management.

Cancellations: If a reservation is cancelled within sixty (60) days of rental commencement, the reservation deposit will not be refunded unless we are able to rent the home for your reservation dates, prior to 60 days or after the $40.00 administration fee may be deducted from the deposit.
Linens: Renters provide their own linens (sheets, pillow cases, towels, dish towels, etc.). Everything else, including blankets, is provided. Information on the number of beds and bed sizes is on our web site and will provided with your rental confirmation. If you would like linens provided, please ask our Property Manager about our Linen Program.
Check-In, Check-Out: Check-In time is 4 – 5 pm. Check-Out time is 10 am. Our Check-In location is at the Coldwell Banker Office at 244 Main Street.
Early Check-In: We do our best to accommodate requests for early check-ins, however, during peak summer weekends an early check-in time is very difficult to provide.
Late Check-In: Please let your agent know if you will be arriving after 5 pm. For arrivals after 5 pm your home key and packet will be placed in a lock box outside the rental office. The lock box code will be sent to you when you arrive.
Early Check Out: If you need to check out early prior to 9 am, please leave keys and gate cards (if applicable) in the lock box outside of the rental office.
All of our rentals are NON-SMOKING. Also NO PETS are allowed in or on the rental properties.

What is the minimum night stay in your vacation rentals?
Typically our homes rent from Friday to Friday, a minimum of 7 nights. However there is a growing list of home owners that are willing to rent for less nights for a specific daily fee, higher than the 7 night/daily fee. For information about which homes are on what we call our “3-Night” program, contact one of our agents at 530-596-4386.
How many people can I have in a home?
Each home is listed with the maximum occupancy allowed. Check the Amenities and or the Home’s Description to see this number.
How long will it take to get my security deposit back?
Renter’s security deposits will be processed within 21 days of departure. If any portion is withheld for damages, phone charges, cleaning, etc., a description of charges will be included with the remainder of the deposit.
How old must I be to rent a home?
A renter must be at least 25 years of age and must be an occupant of the unit during the entire term of the lease.
When are check-in and check-out times?
Check-in time is from 4-5 pm. If you are unable to check in during the designated time, please call ahead to make arrangements for key pick up. Check-out is at 10 am.
Do you supply linens and towels?
Linens and towels are not supplied unless requested. All homes have the type and size of beds listed so that you may supply your own. If linens are requested there is an additional charge. Please ask one of our agents for more information.
Do you have wild animals and insects in Lake Almanor communities?
This is a mountain community and there are a large variety of animals and insects that could be encountered during your stay. Bats are especially common during the summer months and they roost in the eaves of many of the homes. Deer frequent the area. Ground squirrels, tree squirrels, mice, raccoon, skunks, even otters are part of the habitat. Bear, mountain lion and coyote are all spotted here, though less frequently. It is especially important to NOT FEED ANY OF THE ANIMALS as this will not only disrupt their eating habits and ability to find food, it will also encourage them to revisit and make themselves at home. Smaller animals typically become food for larger predators.
Many variety of insect also call Lake Almanor home, especially during Spring and Summer. These insects are an important part of the ecology of our area. Keeping doors and screens closed will keep insects outside where they belong.
Your homes are on septic systems. What does that mean?
Many mountain homes are not part of a community sewer system and have their own, individual septic systems for grey water and waste. Septic systems are especially vulnerable to heavy duty use or large quantities of paper. Only toilet paper and human waste should be disposed of into a septic system. It is essential to not flush paper towels, sanitary napkins, tampons, wipes, or soap products. Also kitchen grease or chemicals should not be poured down the drain or disposal. Disposals are best not used for disposal of food products. Following these simple rules could prevent major plumbing problems during your stay.
